What could this become?

A founder-led residential transformation on a 2.4-acre property in Granite Bay, California.

Through utility upgrades, detached ADU development, permitting, inspections, and long-term site planning, the project demonstrates HQV CM’s owner-side approach to improving a property with both present use and future possibility in mind.

Step by step, the property is being shaped into something more — and may, over time, become QHausen: a wellness farm concept with a tea house, working farm, and farm-stay retreat.

What's done, what's underway, and what's ahead.

The vision is long-term. The work, for now, is practical — and we are honest about exactly where it stands.

Done Sewer connection. The septic system has been decommissioned, and the property is now connected to municipal sewer.
Finishing Detached ADU. A permitted 750 sqft detached ADU is nearing completion, with inspections, construction progress, and final coordination underway.
In process Lot split resubmittal. The property previously received tentative lot split approval, which has since expired. Early county coordination is underway to evaluate the resubmittal path.
In process Irrigation water. Non-potable irrigation water service reconnection is underway to support future landscape and site improvement planning.
Next Wellness and farm-stay concept. Early exploration is underway for a future wellness-oriented use, potentially including a tea house, working farm, and farm-stay retreat concept under QHausen.
